Terms & conditions

This document (“Terms & Conditions”) governs the short-term rental of the accommodation (“the Property”) booked by the traveler (“the Guest”) from the owner/manager (“the Host”). By confirming a reservation, the Guest accepts these conditions.


1) Purpose of the agreement

These conditions define the rules applicable to the booking and stay within the Property, as well as the rights and obligations of the Host and the Guest.

2) Booking conditions

  • Minimum age: the main Guest must be at least 25 years old
  • Number of guests: the number of people staying in the Property must correspond to the number indicated in the reservation. Any over-occupancy is prohibited without prior written approval.
  • Identification: the Host may request an identification document and/or the identity of all occupants before or upon arrival.

3) Price, payment & fees

  • Total price: includes the nightly rate, cleaning fees, damage insurance and selected extras.
  • Payment: full payment is required at the time of booking.

4) Arrival / Departure

  • Check-in: from 16:00.
  • Check-out: before 11:00.
  • Instructions: access information will be provided prior to arrival.

5) Early check-in / Late check-out

Early arrival and/or late departure options may be offered for an additional fee, and strictly subject to availability (cleaning schedule, previous or next reservation). Any request must be made in advance and confirmed by the Host.

6) Use of the property

  • The Guest agrees to use the Property in a peaceful and respectful manner.
  • The Property is intended for residential use only. Any commercial or event-related activity is prohibited.
  • The Guest agrees to respect the neighborhood, common areas and the condominium rules.

7) House rules

  • No smoking: smoking is strictly prohibited inside the Property.
  • Parties/events: strictly prohibited.
  • Pets: not allowed.
  • Quiet hours: from 22:00 to 08:00.
  • Waste: guests must follow waste sorting instructions and use designated disposal areas.

In case of serious non-compliance with the house rules, the Host reserves the right to terminate the stay without refund.

8) Cleaning & linen

  • Cleaning: the Property must be left in a proper condition (dishes washed, trash emptied, Property tidied). Additional fees may apply in case of excessive dirtiness.
  • Bed linen: bed linen is included in the reservation.
  • Towels: towel sets (1 large towel + 1 small towel) can be ordered via the “Additional items” section.

9) Cancellation / Modification

Cancellation policy:

  • Free cancellation up to 14 days before arrival.
  • Between 14 and 7 days before arrival: 50% refund.
  • Less than 7 days before arrival: no refund.

Date changes are subject to availability and may result in a price adjustment.

10) Damages & responsibilities

The Guest is responsible for the Property and its contents throughout the entire stay. Any damage (breakage, stains, burns, persistent odors, loss of keys/badges, improper use of equipment) may be charged according to the costs of repair, replacement or intervention (e.g. locksmith, plumber).

The Guest agrees to immediately report any damage to the Host.

11) Damage insurance — up to €5,000

To ensure peace of mind, the Host requires a damage insurance, charged per night, covering up to €5,000 in damages.

  • Coverage: accidental damage to the Property or its contents, up to €5,000 (subject to the insurer’s terms and conditions).
  • Exclusions (examples): intentional damage, gross negligence, failure to comply with the house rules, over-occupancy, etc.
  • Procedure: in case of damage, the Host will document it (photos/quotes) and may request compensation (through insurance or direct billing).

12) Host liability

The Host undertakes to provide a Property consistent with its description. The Host shall not be held liable in the event of temporary equipment failure (Wi-Fi, boiler, TV, etc.), force majeure (general outages, weather conditions, etc.), or accidents resulting from improper use of the Property or failure to follow safety instructions.

13) Safety & prevention

  • Close doors and windows when leaving the Property.
  • Turn off cooking appliances and electrical devices.
  • Follow fire safety and equipment usage instructions.

14) Termination & complaints

In the event of complaints from neighbors (noise, behavior, over-occupancy), the Host may request immediate correction. In case of recurrence, the Host may terminate the stay without refund and charge any costs related to an intervention (security, cleaning, etc.).

15) Applicable law & disputes

These conditions are governed by Belgian law. In the event of a dispute, the parties shall attempt to reach an amicable solution before initiating legal proceedings. Failing that, the competent courts shall be those of the jurisdiction where the Property is located.
